How much do I need for a down payment in Ontario?
The legal minimum is 5% on the first $500,000 of the price and 10% on the portion above that, up to $1.5M; homes at $1.5M and above need 20% down. Below 20% you also pay for mortgage default insurance. Our mortgage calculator applies these rules automatically.
What is land transfer tax, and do first-time buyers get a break?
Ontario charges a land transfer tax on every purchase, and Toronto adds a second municipal one on top. First-time buyers can get a rebate of up to $4,000 provincially and up to $4,475 in Toronto. Our land transfer tax calculator shows your exact number, rebates included.
What are closing costs beyond the down payment?
Plan for land transfer tax, legal fees, title insurance, adjustments for prepaid taxes or utilities, and moving costs. A common rule of thumb is to keep 1.5–4% of the purchase price aside for closing, on top of your down payment.
Do I pay my buyer's agent?
In most GTA resale transactions the seller's brokerage offers compensation to the buyer's brokerage, so buyers usually don't pay us directly — but the exact arrangement is always put in writing with you before any offer, so there are no surprises.
